Property Due Diligence in Pakistan: Documents, NOCs and Approvals to Verify

Organize your checks before making a property commitment, with a clear record of what remains unresolved.

Globe Marketing editorial · 22 October 2026 · Practical planning guide

Identify the property and relevant authorities

Start with the exact property identifier, address, area and transaction type. Determine who maintains the land record and who regulates the building or development. Different cities, schemes and jurisdictions can involve different authorities; a checklist for one location should not be copied blindly to another.

Build a document register

Ask your independent adviser which ownership, title, lease, allotment, transfer and seller-authorization documents apply. Record each document’s reference number, issuing body, date, named holder and verification result. Trace inconsistencies before treating the file as complete.

Keep ownership review separate from building review. Ask for the applicable building plans, development permissions and sale or advertising approvals where relevant. A document labelled “NOC” should be checked for its specific purpose, conditions and validity rather than treated as universal approval.

Verify records beyond screenshots

For relevant Sindh records, the Board of Revenue’s online portal can assist initial research. The portal states that online information has no legal validity and directs users to a Revenue Service Center for certified documents. An online result alone therefore should not replace the required official verification.

For Karachi building enquiries, consult the relevant building authority, including SBCA where applicable. Request confirmation that the offered floor, use and unit correspond with the applicable approval.

Keep a written exception list

List missing documents, mismatched names, unclear boundaries, outstanding payments and unverified claims. Assign each issue to a named professional with a next action. Also inspect the physical property and check construction, access and utility representations. Document review and site review answer different questions.

Keep agreements and payment records together, and obtain advice before signing or paying when material issues remain unresolved.
