From Land to Launch: Planning a Real Estate Development Project in Pakistan
Connect land assessment, delivery planning and marketing before committing to a development.
Define the product before buying the land
Start with the intended customer, use, scale and location. Translate those into a land brief covering size, access, utilities and budget. A parcel that appears inexpensive may not suit the development you intend. Have the ownership, constraints and permitted use assessed by appropriate professionals.
Test feasibility and assumptions
Prepare a feasibility model separating land, design, professional services, approval-related costs, construction, utilities, financing, marketing and contingency. Record timing as well as total cost: payments can fall due long before sale proceeds arrive.
Consider slower sales, higher costs and delays. Treat projected prices and returns as assumptions to test, not promises to buyers.
Coordinate the technical sequence
Bring architecture, structural engineering and construction planning into a coordinated programme. Identify the approvals and responsible authorities applicable to the specific site. Record dependencies, deliverables and sign-offs so changes do not pass silently from one team to another.
Agree contractor scope, reporting, payment milestones, quality checks and change control. A construction programme should show what is ready to start and what is still awaiting a decision.
Prepare an evidence-led launch
Position the project around a defined buyer group. Assemble approved sales material, imagery, unit information and payment terms. Confirm the permissions needed for the proposed launch and advertising before campaigns begin. Marketing rights and sales responsibilities should be clear in the engagement.
Connect enquiry handling with visits, sales records and customer communication. Plan handover and ongoing property management early, including maintenance responsibilities and owner reporting. Globe’s one-window approach can help organize these stages around a written project brief.
