Karachi Property Investment Guide: What Buyers Should Check Before Booking

A practical checklist for comparing a Karachi property beyond its advertised price.

Start with your purpose, then shortlist

A home for your family, a rental property and an eventual resale investment need different shortlists. Record your budget ceiling, financing position, preferred neighbourhoods and how long you can hold the property. Treat future price growth as uncertain.

For a Karachi shortlist, visit the actual approach roads, surrounding streets and building at different times. Ask about water arrangements, parking, maintenance, utilities and the cost of keeping the property usable. An attractive render cannot answer these questions.

Make the project identity match

Request the precise plot or survey reference, project name, seller identity, unit number and area definition. Ask an independent professional to check title documents and the seller’s authority to transact. Compare the unit being offered with relevant approved plans and confirm applicable approvals directly with the issuing authority.

Developer track record is worth checking through completed work and delivery evidence. It is not a substitute for verifying this particular property.

Compare total cost and payment obligations

Build a comparison with separate rows for the advertised price, payment milestones, applicable taxes, transfer or registration costs, service fees, maintenance, utilities and any other contractual charges. Ask which amounts are estimates and which are fixed in writing. Do not assume a fee is included because it was omitted from an advertisement.

Review possession terms, delays, cancellation, refund and transfer conditions before booking. Keep dated copies of the offer, agreement and receipts.

Use a decision sheet

Compare two or three options using the same headings: purpose fit, verified documents, physical condition or construction progress, total cost, payment timing and exit assumptions. Add an “unresolved” column. A property should not receive a clean score simply because an important answer is missing.
